About the Role

We’re looking for a Marketing Operations Manager to own the day-to-day management and optimization of our key marketing tools (HubSpot, Chili Piper, and customer.io). These platforms are critical for managing our property management company pipeline and resident communications. You’ll be the go-to expert for ensuring these systems operate smoothly, driving automation, data integrity, and actionable insights that empower marketing, sales, and customer success teams to perform at their best.

In this role, you’ll design scalable workflows, manage integrations, and continuously optimize processes to drive efficiency and measurable impact. You’ll also own reporting on attribution and marketing funnel metrics, providing key insights that inform strategic decisions. Reporting to the VP of RevOps and collaborating closely with the VP of Marketing, you will play a crucial role in maximizing the value of our marketing technology stack to fuel growth and enhance engagement.

Role Objectives

Manage and Optimize Core Marketing Platforms

  • Own the administration and daily operations of HubSpot and Chili Piper for property management pipeline management

  • Oversee customer.io to drive resident onboarding communication strategies and automation

  • Ensure smooth integration and data flow between platforms and other systems

Drive Efficiency Through Scalable Workflows and Automation

  • Design, document, and implement workflows that improve marketing team efficiency and campaign execution

  • Maintain data hygiene, lead routing, segmentation, and scoring strategies to deliver targeted messaging

Analyze Performance and Inform Optimization

  • Monitor campaign and system performance, generate reports and dashboards to provide actionable insights

  • Partner with marketing and sales teams to optimize lead lifecycle management and campaign effectiveness

  • Own weekly marketing reporting and accompanying synopsis and analysis

Support Marketing and Sales Goals

  • Enable lead and account lifecycle management, status tracking, and trigger event workflows

  • Continuously enhance the marketing tech stack to support clean databases and reliable automation

Key Competencies

Platform Administration & Integration

  • Deep expertise with HubSpot and Chili Piper administration

  • Experience managing customer.io or similar customer messaging platforms

  • Strong understanding of CRM, marketing automation, and pipeline management

Process Optimization & Automation

  • Ability to create and optimize workflows, lead scoring, segmentation, and personalization

  • Experience building scalable and maintainable automation across platforms

Data Analysis & Reporting

  • Analytical mindset with proven ability to translate data into actionable marketing insights

  • Skilled at creating dashboards and reports for diverse stakeholders

Cross-Functional Collaboration

  • Comfortable working with marketing, sales, and customer success teams to align tech and process goals

  • Effective communication and project management skills

About you

  • 3+ years in Marketing Operations or similar roles, preferably in fast-paced B2B tech environments

  • Extensive experience with HubSpot, Chili Piper, Salesforce, and customer.io or equivalent platforms

  • Strong knowledge of lead lifecycle management, data normalization, and marketing automation best practices

  • Proactive, self-starter attitude with a passion for optimizing marketing tech and processes

  • Detail-oriented with strong organizational skills and ability to manage multiple priorities
